The Board will conduct a hearing to consider a resolution to amend the method for calculating floor area in the County’s Rental Housing Impact Fee resolution for new multi-family rental development. In October 2016, the County adopted a fee schedule to clarify the amount that prospective developers of these land use types can expect to pay. The fee schedule is structured to exact fees on a per-unit basis using a three-tier system that encourages the development of smaller units that are likely to be leased at more affordable rates. The use of gross floor area (that which is within exterior walls) presents a complication for staff; changing to a net floor area would allow staff to only calculate living space. The modification better reduces burdens on staff and clarifies calculation methods.
The Board conducted the hearing and approved the amendment to calculating floor area.
