The applicant requests Design Review approval to construct additions to a single-family residence on a developed lot in Mill Valley (Strawberry). The application has been modified since the January 28, 2019 and April 23, 2019 submittals. Currently, a total of 1,109 square feet of additions are proposed resulting in a floor area ratio of 20.88-percent on the 25,210-square-foot, dry-land portion of the lot. The proposed project no longer includes a detached accessory structure. One 20-inch-in-diamaeter coast live oak would be removed with the project.
The proposed additions would reach a maximum height of 35.3 feet above surrounding grade. The exterior walls of the additions would have the following setbacks: 12 feet from the west front property line; 34 feet from the north side property line; 32 feet, 6 inches from the south side property line; and 77 feet from the south rear property line. The roof of the existing structure would be raised by 1 foot to accommodate insulation, improve roof drainage and to provide increased structural integrity, resulting in a maximum height of 41.25 feet above surrounding grade.
Design Review approval is required because the project involves the construction of additions to a single-family residence and improvements (roof replacement) that would result in an increase in the height of the structure that would exceed the height limit for the corresponding zoning district (Marin County Code Regulation Section 22.42.020(A)). A Tree Removal Permit is required because one tree, considered heritage in size, would be removed with the project (Marin County Code Regulation Section 22.62.020).
