Project Description

The applicant requests Design Review approval to construct a new single-family residence with attached garage, a detached pool shed and a detached pump house on a vacant lot in Novato. The proposed development would consist of 6,561 square-feet of total building area and 5,771 square-feet of total floor area, which would result in a floor area ratio of 5 percent on the 111,672 square-foot lot. The proposed site improvements also include the construction of decks, a pool with 6-foot-tall retaining walls, installation of driveways, fire truck turnaround, septic system and landscaping.

The proposed residence would reach a maximum height of 30 feet above surrounding grade and would have the following setbacks from the exterior walls: 25 feet from the western front property line; more than 100 feet from the southern side property line; 62 feet from the northern side property line; and more than 100 feet from the easterly rear property line. The pump house would reach an approximately height 8 feet above surrounding grade would be located 25 feet from the western front property line and more than 100 from all other property lines. The pool shed would reach an approximately height of 11 feet 6 inches above surrounding grade and would be located 66 feet from the western front property line; 16 feet from the northern side and more than 100 from all other property lines.

The project includes a proposal to remove two “Heritage” trees and 55 trees classified as “Protected” per Section 22.130.030 of the Marin County Development Code to accommodate construction of the residence and associated site improvements.

Design Review approval is required because the project involves development area that will result in a total floor area of more than 3,500 square feet. A Tree Removal Permit is required because more than one “protected” tree is proposed to be removed.
