The applicant requests Coastal Permit approval to remodel and expand an existing residence on a 5,280 square foot lot in Bolinas. The existing 940 square foot residence with an attached 185 square foot garage would be enlarged by 278.5 square feet. Overall, proposed development would result in a floor area ratio of 23%. The proposed addition would reach a maximum height of 17 feet, 8.5 inches above surrounding grade and the exterior walls would have the following setbacks: 33 feet from the southern front property line; 10 feet, 1 inch from the eastern side property line; 10 feet, 2 inches from the western side property line; 15 feet, 11 inches from the northern rear property line. .
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.040I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements.
