The applicant requests Design Review approval to construct a new 837 square foot detached accessory building and an 888 square foot attached garage addition on a developed lot in Kentfield. The 1,725 square feet of proposed development would result in 9,463 square feet of floor area and a floor area ratio of 29.8 percent on the 31,674 square foot lot. The proposed accessory building would reach a maximum height of 16 feet above surrounding grade and would have the following setbacks from the exterior walls: 134 feet, 11 inches from the southern front property line; 15 feet, 1 inch from the eastern side property line; 105 feet, 2 inches from the western side property line; 13 feet from the northern rear property line. The proposed garage addition would reach a maximum height of 10 feet, 6 inches above surrounding grade and have the following setbacks from exterior walls: 38 feet, 5 inches from the southern front property line; 32 feet, 11 inches from the eastern side property line; 115 feet from the western side property line; 89 feet, 10 inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including the construction of retaining walls up to 6 feet tall.
Design Review approval is required because the project entails development on a lot that exceeds 3,500 square feet of floor area pursuant to Section 22.42.020.B of the Marin County Code (MCC) and proposes accessory structures (retaining walls and accessory building) that exceed the height limit of the applicable zoning district as outlined in MCC Section 22.20.060.F.2
