The applicant requests Coastal Permit and Design Review approval(s) to construct a new 2,061.51-square-foot, single-family residence and a 551.18-square-foot, attached garage on a vacant lot in Inverness. The 2,061.51 square feet of proposed development would result in a floor area ratio of 4.36-percent percent on the 47,650-square-foot (1.09 acres) lot. The proposed building would reach a maximum height of 19 feet above surrounding grade and the exterior walls would have the following setbacks: 44 feet from the south, front property line; 52 feet from the west, side property line; 18 feet from the east, side property line; and over 100 feet from the north, rear property line. Various site improvements are also proposed including a new septic system, concrete terraces, concrete retaining walls and a concrete driveway.
In accordance with Interim Marin County Development Code Section 22.56.040I and Marin County Development Code Section 22.42.020, Coastal Permit and Design Review approvals are required because the project involves the following: (1) construction of a new, single-family residence with exterior improvements; and (2) installation of a new septic system.
